Located in Armstrong Creek, a new suburb just out of Geelong and just 10 minutes from the beach, is GJ Gardner Homes’ breakthrough display home The Balance 9.1. It is the result of GJ Gardner Homes ongoing commitment to building energy efficient homes, and at 9.1 stars (3.1 above the current Victorian standard) this home will save on energy bills and look after the environment. "It was all about balancing cost, looks and thermal efficiency" states Ross Morley, Managing Director of GJ Gardner and one of the key creators of the project.

Working with architect Ric La Mattina of La Mattina Design Studios, GJ Gardner Homes utilised local mainstream construction materials to develop a highly innovative home capable of achieving high energy efficiency. It is both modern and contemporary while successfully retaining the practical features of a traditional home design.

The result is a 3 bedroom home complete with butler’s pantry, study nook, powder room, open plan living, double garage and under cover alfresco, demonstrating that you can have a stylish home and still be environmentally friendly.

The layout of this home has been designed intelligently thought out. It has a fantastic floor plan which caters for all types of families; all essential entertaining features are incorporated along with spacious bedrooms, storage space and a generous size kitchen making it a highly liveable and comfortable residence.

Unique to the design and performance of the home is the use of reverse masonry construction (also referred to as reverse brick veneer) where brickwork is used on the inside of the home and James Hardie’s lightweight Scyon™ cladding used on the outside.

The lighter weight materials used externally were pivotal in the creation of a contemporary, aesthetically appealing home well suited to the coastal environment. James Hardie Scyon™ Linea™ weatherboard and Scyon™ Axon™ cladding were paired to deliver a beautiful, high performance and long-lasting exterior. 

Within the slab the use of hydronic heating powered by a gas boiler further contributes to the retention of heat and improved energy efficiency rating. The use of this radiant heating system also took in to consideration those who suffer from allergies, where symptoms can often be heightened by the forced flow of air around a home when more traditional heating methods are used.
