Creating new from old

Committed to continuous quality improvement, Havilah Hostel Inc.’s latest development, Havilah on Palmerston, is a residential aged care facility and retirement village in the heart of regional Victoria that raises the bar.

The project revitalised an unused site (previously Maryborough High School) into a sustainable development of a central town block.

Maryborough’s ageing population and dry climate created a need for a low-cost and ecologically sensitive development. This project answered these criteria with the inclusion of 48-independent retirement villas surrounding the central core of a 30-bed residential aged care facility and community centre. The reuse and transformation of the original, and now heritage-listed, schoolhouse into a community centre required careful planning and consultation with Heritage Victoria.

Thoughtful consideration was observed in providing the sustainable outcomes now expected by consumers and developers, including construction methods and materials used, catchment and reuse of surface water run-off, rainwater harvesting from roof areas, grey water recycling, natural ventilation, solar hot water systems, and orientation & insulation levels.

Variety that conforms

The design intentions sought to create a harmony between the old and the new, incorporating the connection of a rural lifestyle with modern, sustainable architecture. James Hardie® building materials and composite construction methodology allowed for a modern rural approach that demonstrated a compatible building type within the diverse built-form dwellings common in early gold-rush settlements.

James Hardie worked with Architect Richie Schultz of Insite Architects to help select the most suitable products, outlining warranty performance, detailing, durability capabilities and key maintenance considerations throughout the course of the development’s concept and design.

James Hardie’s Scyon building products, Scyon™ Linea™ weatherboard and Scyon Axon™ cladding and Scyon Stria cladding were chosen and feature extensively due to their strong aesthetic conformity to the characteristic requirements, providing a clear visual tie to the region’s historical past, whilst delivering on modern expectations pertaining to resistance to fire and lifespan.

Experts on hand

James Hardie® continued its collaborative relationship with the development throughout the construction phase, working with builder, Lohmann and Bond’s estimator to assist with determining the necessary take-off quantities required and the components needed for each product, minimising unnecessary waste and maximising cost efficiencies in the process.

James Hardie also provided comprehensive onsite training, detailing techniques and tooling assistance, helping to ensure the highest levels of workmanship were able to be achieved and delivered.

The decision to select a composite construction typology provided many additional benefits for the development as a whole, including but not limited to providing opportunities to increase the internal living space for the residents without increasing the building footprint, enabling good thermal efficiency, supporting sustainable building through use of materials with relatively low embodied energy and reductions to labour costs often associated with lengthy construction periods.

Meeting the standard

A major consideration in all aged care residential dwellings is to ensure building materials are non-combustible and are resistant to degradation from water damage, rot and termites. James Hardie® cement composite building products met all of these standards*.
