## Wearing all the hats at once

There are few places in Australia more perfect for a Modern Coastal home than Byron Bay. The idyllic NSW destination is home to a diverse population with unique tastes and a flare for doing things a little differently. So it made sense that Neil Hipwell would want to create his coastal masterpiece right here. As client, designer and builder all in one, Hipwell knew it would be a challenging – but ultimately rewarding – project.

“I chose to take a very hands-on role in every aspect of this home for my family, leading our in-house design team and managing the build myself,” he says. “My wife has also been very involved in the entire process as this is a passion project for both of us.”

Hipwell wanted something modern and light-filled that aligned with the laid-back coastal energy of Byron Bay. It also needed to have all the hallmarks of a family home, with space for all the extended family under one roof and plenty of entertaining areas.

“It’s no secret that I love a sleek modern design with concrete and timber – but for this house we also really wanted that relaxed, coastal and family-focused feel. That was the priority for this project. A Modern Coastal home was the obvious choice.

“For us, that relaxed coastal and wholesome family feel has become synonymous with [Linea™ Weatherboard](https://www.jameshardie.com.au/productrange/scyon-linea-weatherboard), so the moment we knew that that was the feeling we wanted for this home, we also knew we would be working with [Linea™ Weatherboard](https://www.jameshardie.com.au/productrange/scyon-linea-weatherboard). The product was really one of the cornerstones of the early concept.”

## The right cladding can solve any problem

“There were some heritage requirements that we needed to meet in order for the design to be approved,” Hipwell says. “Using [Linea™ Weatherboard](https://www.jameshardie.com.au/productrange/scyon-linea-weatherboard) helped to fulfil these requirements, which took the ‘challenge’ out of it. We used [Linea™ Weatherboard](https://www.jameshardie.com.au/productrange/scyon-linea-weatherboard) and [Linea™ Aluminium Corner Soakers](https://www.jameshardie.com.au/accessory/linea-aluminium-corner-soaker) as the hero, and paired them with some concrete elements for a modern take on the nostalgic beach house.”

As the property is in the very heart of Byron Bay, there was always the risk of it being less private – but that wasn’t something Hipwell’s family were willing to compromise on.

“We wanted to create an oasis right in the centre of the town, so we incorporated higher fencing around the perimeter. We used [Linea™ Weatherboard](https://www.jameshardie.com.au/productrange/scyon-linea-weatherboard) to elevate the more prominent areas of the fence. This added light and intentionality to the exterior spaces, giving an enticing feeling of privacy and seclusion.”

The home also had to comply with a 7-star BASIX rating and there were some areas of BAL 12.5 rating to consider. Beyond the technical aspects, Hipwell says he just fell in love with how the cladding matched his vision for the home.

## Streamlining the build with Hardie™ Exterior Cladding

“I had an ambitious time-frame for the build, so the fact that installation is easier and faster was huge,” he says. “That translates to money saved, so the product was perfect for our budget.

## Expert tip: Make installation easy

Neil’s tip for minimising product wastage? A pre-set out in the design room at Futureflip. It allows the team to set out all the door, window and ceiling heights. “When it comes to installing the cladding, it's a really seamless process. There are no ugly cut boards or wasted materials,” says Neil.

## Is Hamptons style actually Modern Coastal?

Designing a Modern beach house: a guide to elegance and durability

Three Birds Renovations Reno School students renovate Modern Coastal dream homes

It’s clear from the [latest season of The Block](https://www.jameshardie.com.au/the-block2024) the [Modern Coastal](https://www.jameshardie.com.au/modern-homes-forecast/modern-coastal) trend isn’t going anywhere. As teams race to renovate homes to withstand the windy, coastal conditions of Victoria’s Phillip Island, they are eagerly embracing the contemporary and sleek spin on the traditional beach house.

But The Block contestants are not the only fans of this style. [Three Birds Renovations](https://www.threebirdsrenovations.com/) are big fans too, and now we’re seeing graduates of their Reno School embrace it in stand-out renovations that highlight its longevity, liveability and luxurious vibe. 

The Modern Coastal style is not only aesthetically appealing, but it's adaptable. The style can be used to update a variety of building types, including a brick veneer house – cladding over brick is a high-impact way to update an exterior. Let’s take a look at three homes that illustrate the versatility and durability of Modern Coastal style.  

## Cladding over brick in a Modern Coastal update in Balgowlah

Deb McNee’s little brick bungalow in the Sydney suburb of Balgowlah was feeling and looking a tad tired. A graduate of Three Birds Renovations Reno School, Deb found the course invaluable in helping her narrow her vision for her Modern Coastal dream home.

Luckily, she was able to imagine the design transformation possible by cladding over brick. “My husband and I have always loved the look of traditional weatherboard homes and knew that a weatherboard exterior was a must when it came to renovating our family home,” says Deb. 

“We [Deb and her family] live in a coastal location and our original 1920s brown brick bungalow didn’t fit with our Modern Coastal meets Hamptons vision. We knew this exterior had to go. [Linea™ Weatherboard](https://www.jameshardie.com.au/productrange/scyon-linea-weatherboard) was perfect for achieving the modern style we wanted.”

There were some technical considerations too. The design process took quite a long time as the original Californian bungalow had curves at the front, which proved challenging to design with. Working with a builder who really understood the couple’s vision was key: “We interviewed about 20 builders before we finally found one who was on board,” says Deb. 

## Technical considerations of cladding over brick

Deb worked together on-site with the team of builders. It was important to consider how the [Hardie™ external cladding](https://www.jameshardie.com.au/categories/cladding) would butt into the window frames, and that the balconies matched the cladding to ensure it all came together. 

“At the front steps, it needed to create a seamless line. Our home is built on sandstone and wasn’t completely level, so they had to reframe parts of the house to ensure the cladding went onto straight lines perfectly,” adds Deb.

The result is a Modern Coastal dream that has delivered the lifestyle the couple hoped for. “We absolutely love the house and still drive up and think, ‘Wow’. The new facade has transformed our home, creating a striking impact.”

## Renovating a Modern Coastal home to withstand coastal conditions

With a home located on NSW’s south coast in blustery Port Hacking, Fiona Bell is another student of Three Birds Renovations Reno School who loved her experience and is thrilled with her finished Modern Coastal home. This renovated home is practically a new build, with only the original garage still standing. “Our previous facade was very dated, and we disliked the old cream render look. It was in dire need of a refresh. We needed a bigger home for our growing family,” says Fiona. 

“We aimed for a Modern Coastal chic style, and [Hardie™ fibre cement](https://www.jameshardie.com.au/fibre-cement) products helped us achieve just that.”

> __1. Planning is key:__ “Make as many decisions in advance as possible,” says Fiona. By exploring all the options as early as possible, you’ll be well placed to make a quick decision if and when problems arise. These choices include layouts, materials and product choice, timeline, budget and even colour schemes.

> __2. Visualise your design:__ “Use 3D renders to help inform your decisions. I carried samples of my choices everywhere and learned to use SketchUp, which helped with my decision-making and communicating my exact requirements to the builder.”
> 
> __3. Keep track of everything:__ “Maintain a detailed to-do list and ensure all decisions are documented,” says Fiona. Renovations can involve many complex choices, such as materials used, specific dimensions, among other things. Having a record helps if you need to make repairs, additions, or changes later. It also helps from a budgeting perspective, as you can keep track of expenses and note when something is moving out of scope.

## A Modern Coastal knockdown-rebuild in Mona Vale
Bec Berrell in Mona Vale, NSW, is yet another Reno School graduate who loved the coastal feel of her home, but it was too small and run down to deliver the functionality and floorplan her family needed.

“Our previous facade was a very old beach-style cottage; it was tired and not in great condition,” explains Bec. “While we love weatherboards, the original weatherboards didn’t have the nice, smooth Modern Coastal look that we were after.”

The poor condition of the old house meant it was best to start from scratch and build a new home. “We always wanted to keep the beach-style coastal cottage with a weatherboard look and knew [Linea™ Weatherboard](https://www.jameshardie.com.au/productrange/scyon-linea-weatherboard) was the perfect product to achieve that look.”

Bec gathered lots of inspiration from other houses in the area, Pinterest, lots of scrolling online and social media, which firmed up her Modern Coastal approach.
