Contemporary look for vibrant community

Millhaven Lodge Aged Care facility located in Pakenham, Victoria, has been redeveloped to create a vibrant and contemporary home for its large community of residents.
The new building includes 123 beds that can facilitate a wide range of care options, from independent to complete assisted living. Sheltered courtyards, gardens and a community room also form part of the inclusive premises.

The building designed by architects <a href="https://www.chc.com.au/">ClarkeHopkinsClarke</a> skilfully meets strict institutional standards for aged care homes and simultaneously stands out as a striking piece of architecture whilst embodying the facility’s mission to provide a safe, secure, happy environment and ensure quality of life for those in their care.
Breaking away from the sterile look of traditional care homes, <a href="https://www.jameshardie.com.au/productrange/exotec-panel-&-system">James Hardie’s ExoTec cladding system</a> was used with versatile express panels bringing a light and lively feel to the building façades.
The adaptable, durable material’s ability to control the placement of panels to create unique patterns and break up facades, present a warm face for its vibrant community.

A Natural Extension of the Landscape

The recent development of a boutique residential building in the heart of Chatswood is designed to nestle harmoniously within its natural landscape setting whilst maximising views over the treetop canopies towards the Lane Cove River. The contemporary 18 at Chatswood is a 7-storey building comprising of an exclusive selection of one and two-bedroom apartments and three-bedroom penthouses, privately situated in a lush cul-de-sac.
Novati Constructions’ inspiration for the building design was based on the site’s specific conditions, orientation and existing neighbours. As its topographic condition is located in a gully, the building and landscape needed to relate to the neighbourhood’s bushland environment, maintain privacy and amenity to neighbouring properties, incorporate solar access while also accommodating for stormwater and overland flow prevalent on the site.

Giving the residential building a modern and warm vibe, Novati Constructions utilised a variety of finishes featuring a predominantly neutral palette. This included a mix of white render, charcoal grey render and metal, concrete look ExoTec Vero cladding and natural timber elements that all work together, resulting in a building which feels as if it were a natural extension of the surrounding bushland. The interiors of the apartments continue to reflect this natural aesthetic with oak timber floors, stone benchtops and mirrored splashbacks to create a relaxed modern Australian style.
A distinctive natural-looking curved silhouette has been created by the roof sloping down in the west-east direction which opens up the top level of units to expansive views of Chatswood High School. The roof’s height reduction towards the east resulted in a unique feature – internal curved ceiling in the two penthouses’ bedrooms and wet areas. Externally, the curved portion of the roof is finished off with durable Colorbond metal cladding.
The eastern façade’s large surfaces required a design that would reduce the bulk scale of the building while providing contrast against other building elements. James Hardie’s ExoTec Vero was used due to its easy and quick installation, low maintenance requirements and its aesthetically-pleasing attributes that resembled in-situ concrete. A keen eye was needed to ensure there was an alignment of screws on the board in both directions, but otherwise installing ExoTec Vero was a straightforward process.

 “The results of using ExoTec Vero have been outstanding. Not only was it an easy installation, but the concrete colour has helped minimise ongoing maintenance costs. ExoTec Vero makes the building visually appealing for residents and visitors of the local community,” says Anthony Melia, Project Manager of Novati Constructions.

In conjunction with ExoTec Vero, James Hardie’s RAB™ Board was selected for this project. “The combination of ExoTec Vero and RAB Board is a great system that is Building Code Australia (BCA) compliant for non-combustible façade elements and provides excellent weather resistance,” continues Melia. This resistance to harsh weather was reflected with the lack of water leaks during Sydney’s major storm period in February 2020.
RAB Board is lightweight and easy for sub-contractors to work with. “The time savings for the RAB board are not found at the beginning of the job but prior to installing the Exotec Vero as there is no going back to patch torn sarking. Once the ExoTec board has been installed its job is finished,” concludes Melia.

Carpark becomes parkland paradise

The transformation of a large asphalt carpark into the stunning Broadwater Parklands on the Gold Coast’s foreshore is a testament to outstanding sustainable design.
The multi-million-dollar development’s design seamlessly incorporates the natural environment with an urban overlay that weaves together the city with the waterfront.
Eye-catching angular pavilions feature throughout the parklands and are visible from the highway. The bright white structures provide shelter and play off the sunlight to offer visitors a unique view from every angle.
The light and playful designs are juxtaposed with a robust structural integrity making them prominent features of the parklands.

The versatile express panel system is utilised in a sleek white form that pays homage to neighbouring boats and ties the city to the water, as well as a perforated panel application that plays with light and absorbs the natural beauty of Broadwater.
Thermal mass radiation is decreased with use of the fully sealed compressed fibre cement ExoTec panels while contributing to the successful execution of the sculptural value of the pavilions that provide shelter for visitors to the parklands.

Maintaining a high standard of finish

Brighton Secondary College has sought to deliver the highest standards of modern learning environments since 1955, and its new learning facility named the ‘da Vinci’ centre heralds the first stage of the entire campus redevelopment, delivering twenty-first century teaching and learning.
Led by award winning design and architecture practise, <a href="https://www.hayball.com.au/">Hayball Architecture</a>, the $5 million science, arts, technology and general learning facility was part of a staged program of dramatic changes to existing buildings needing refurbishment, and new developments following government grants in 2010.

Purpose-built for students in years seven and eight, the new learning environments include a focus on transition, growing student autonomy and self direction.
The ground level houses science laboratories connect to the schools refurbished technology and design centre, creating a multidisciplinary centre of excellence and resources for students. The second level centre includes four ultra modern science labs that open to external learning spaces, and indoor breakout study nooks with an upper level dedicated to learning and study areas for senior students.

The camera box design penetrates the north façade providing an external activated area that is protected from the elements. <a href="https://www.jameshardie.com.au/productrange/exotec-panel-&-system">James Hardie’s ExoTecTM </a>cladding in primary colours make a striking contribution to the outdoor learning area and supported the overall design intent.
The site’s north-south orientation meant the original classrooms had been exhaustingly hot. Hayball overcame this aspect by using deeply recessed windows with performance glazing and angled external fins, while the use of ExoTec allowed calculated articulation of the buildings form to play with the shadows to keep the hot sun out, without sacrificing light and views.
The modulation of panels and critical datum points of the ExoTec product allowed the design to be carried out both internally and externally, while acute angles contrast the obtuse linear panelling to create an external outdoor learning space.<img src="//images.contentful.com/rg5y8r6t6cjr/4OPb0Yz9Gs1TEQv9lc6QI2/8c61d48d27368118efaa907f54582fdb/20190823_JH_BrightonSC_014_PRINT.jpg" alt="20190823 JH BrightonSC 014 PRINT" />

Designed to encourage autonomy and self-facilitated learning, the project was welcomed by students, parents, teachers particularly Principal Julie Podbury, who had been campaigning for government grants to redevelop the site since her appointment in 1996.

Unique looking high-rise apartment compliments natural Sydney surrounds

<h2 id="uniquelookinghighriseapartmentcomplimentsnaturalsydneysurrounds">UNIQUE LOOKING HIGH-RISE APARTMENT COMPLIMENTS NATURAL SYDNEY SURROUNDS</h2>
The new residential development Macquarie Park Village promises an urban oasis north-west of Sydney’s CBD and is set to be the forerunner to the new era of housing and workplace development in the area.
The multi-residential and retail project is comprised of 700 units across seven architecturally designed buildings featuring resort-style amenities and nestled along 2.24 hectares of tree-lined avenues.
<a href="http://architectsajc.com/category/projects/residential-multi/">Architects Allen Jack+Cottier’s design</a> of the building forms ‘de-formalise’ the typically rigid and repetitive facades seen on multi-unit residential developments to create an organic community, each with their own unique look that compliments natural surrounds.

Creating a cohesive look for such a large-scale of buildings was critical to architects Allen Jack+Cottier’s design.

 “This is a ‘family of buildings’, each with its own individual character but sharing a common architectural language” says Mark Louw, Director Architecture, Allen Jack+Cottier. “We have focused on offering alternative lifestyle choices and building typologies in the development, and making sure the housing is appropriate to the local market and context, as well as including many environmentally sustainable design features.”

James Hardie’s panelised express jointed cladding system <a href="https://www.jameshardie.com.au/productrange/exotec-panel-&-system">ExoTec™ Cladding</a> was selected for the buildings’ facade for its versatility, colour and texture customisability.
Mark continues, “We chose to use the ExoTec™ Facade Panel and Fixing System with expressed joints. This allowed us to breakdown the scale of the facades with staggered joints and panels cut to considered sizes for proportion of the panelised system relative to the adjacent materials and finishes. This allowed us greater use of colour and texture too.”

The selection of the light weight and panelled façade facilitated the accelerated approach and enabled the design to come to life as well as offering time and waste savings.

 “To minimise waste the façade panels were designed to modules to suit sheet sizes, and the ExoTec Cladding panels were then painted on site. The installation team were able to cover large expanses of areas over relatively short times allowing the facades to be completed earlier than a more labour-intensive installation system and,” concludes Mark.

Take the headache out of a reclad with James Hardie Cladding.

As the market has moved away from using Aluminium Composite Panels given their fire safety risk, James Hardie’s ExoTec™ façade panel and system has been a go to solution for cladding that is suitable for non-combustible construction.
With this project there was a desire to mimic the same express wall design as ACP using compressed fibre cement cladding. 9mm&nbsp;<a href="https://www.jameshardie.com.au/productrange/exotec-panel-&-system">ExoTec™ façade panel and system</a>&nbsp;was chosen as the solution giving them a straight forward replacement cladding material.
The old cladding was simply taken off with replacement top hats and sisalation added to the subsystem and the ExoTec panels installed over the top. &nbsp;The cladding panels were site painted giving you the vibrant result as seen here.

The $440 million dollar redevelopment lead by Lendlease saw Sunshine Plaza’s retail space expand by 35,000 square meters, making it the first super-regional classified shopping centre in the region.
The Architect, the Buchan Group was focused on achieving a build compliant with Group 1 fire ratings. Achieving this, without compromising superior design, was enabled by the products utilised in the redevelopment. Given the Sunshine Plaza is a hub of community art and history, adding character to the centre was also key.
James Hardie <a href="https://www.jameshardie.com.au/productrange/exotec-panel-&-system">ExoTec™ Facade Panel and System</a> was used to meet the brief of a Group 1 fire rated material. The technique of large format digital printing onto the panels enabled the architect’s vision to be realised. <a href="https://gen-eco.com.au/">Gen-Eco’s</a> spotted gum digital print was selected as a design feature, directly printed onto the ExoTec Panels. This technological advancement of large format printing enables substantial constructions like the Sunshine Plaza to appeal to innovative design features, such as a wood look, with the benefits of fibre cement panels.
This highly functional solution abided by Group 1 fire ratings, whilst maximising creativity within the design of the Riverwalk.
James Hardie ExoTec Panel and System is a deemed-to-satisfy, cladding system suitable for non-combustible construction, making it the obvious choice for this project. The 9mm or 12mm thick panels are sealed on all sides, reducing panel expansion. ExoTec Panel and System can be factory finished, painted on-site, or digitally printed, as it was here.
The wood look of the spotted gum digital print on the ExoTec Panels formed an aesthetically pleasing design feature on the soffit lining. ExoTec Panel and System is specifically designed for use on low rise, high rise, and commercial building facades, fascia’s and soffits, as it is high impact resistant and durable. The compressed fibre cement panels that work with a top hat system allow for the Boardwalks geometric spotted gum design.
The redevelopment of the Sunshine Plaza was completed in March 2019, and saw this community hub come to life, thanks to the Gen-Eco large format digital printing on James Hardie ExoTec Panels.
