Breaking away from the sterile look of traditional care homes, <a href="https://www.jameshardie.com.au/productrange/categories/cladding/exotec-panel-&-system">James Hardie’s ExoTec cladding system</a> was used with versatile express panels bringing a light and lively feel to the building façades.

A Stunning Architectural Icon in Rockdale’s lively cosmopolitan setting

<h2 id="theviewrockdaleprojectoriginallybeganasanentrantinadesignexcellencecompetitionforamixedusetowerwithintherockdaletowncentreitsoughttoencapsulateandextendthevibrantcharacteroftheexistinghistorictowncentreandpresentinaniconicformtheambitionsofitsfuture">The VIEW Rockdale project originally began as an entrant in a design excellence competition for a mixed-use tower within the Rockdale Town Centre. It sought to encapsulate and extend the vibrant character of the existing historic town centre and present, in an iconic form, the ambitions of its future.</h2>
The design started by questioning the idea of “design excellence” and a challenge to implement the ambitions for said excellence. All the while adhering to a set strategy and budget. These elements were brought together uncompromisingly by developer and builder <a href="http://www.pietythp.com.au/">Piety THP Constructions</a>, and <a href="http://www.fusearchitecture.com.au/">Fuse Architects</a>, and is the first building within the Bayside Council to be delivered with design excellence.

In preparation for the project a detailed mapping of the Rockdale CBD and the Princes Highway retail strip was undertaken. Ultimately this aided in setting up a contextual framework that shaped the development to fit in its unique setting. Drawing inspiration from the vibrant retail-shopping strip, Fuse Architecture shaped the form using lines from the local bay foreshore.
<h2 id="wesoughttoexplorethelatentpotentialforinnovationinmultipledwellinghousingtofindawaytodelivermaximumamenitytofutureoccupantswewantedtocontributepositivelytothepublicdomainrachidandaryfusearchitecture">“We sought to explore the latent potential for innovation in multiple dwelling housing to find a way to deliver maximum amenity to future occupants. We wanted to contribute positively to the public domain” – Rachid Andary, Fuse Architecture.</h2>
The building is setback as a way of doubling the footpath and prioritised and extended the existing predominate podium height along the highway. It took minimal side setbacks to the secondary boundaries and doubled them to allow for improved amenity and apartment aspect, maximising the number of apartments facing north, away from the busy road and towards the distant city views. An elevated communal courtyard protected from the surroundings was inserted into the setback to act both as a green backdrop and quiet space in which to retreat.

The building form was articulated predominantly through the insertion of the central and open breezeway and its accompanying veil. The shape of the veil referenced the Botany Bay foreshore and created two slender towers sitting on top of the retail podium. The breezeway increased the building frontage. By injecting some vibrancy into the common spaces the central breezeway essentially became the heart of the building. The north tower was pulled over the newly created public domain as a sublime cantilever and the ground floor retail at the corner was doubled in height as a befitting gesture to signify the entrance to the emerging Rockdale CBD.
As the product of a design excellence competition the design needed to meet high aesthetic standards but given its ultimate requirement of providing marketing housing and its location in the outer ring suburbs, this needed to be done in a cost effective manner. Developer and builder, Piety THP, chose <a href="https://www.jameshardie.com.au/productrange/easylap-panel">James Hardie Easylap external cladding </a>for the most cost effective and streamlined solution for their projects needs.

Ultimately, VIEW Rockdale was designed as a catalyst to transform context through lateral interpretation of planning controls, to look beyond numerical compliance and tease out better ways to satisfy key urban design objectives as well as extend those aspects of the local Rockdale town centre that are remarkable in a challenging urban environment.
VIEW Rockdale is set to be a favourable benchmark for future developers. An architectural masterpiece designed to be the cornerstone for the next generation of apartments to unfold in Sydney.

A Natural Extension of the Landscape

The recent development of a boutique residential building in the heart of Chatswood is designed to nestle harmoniously within its natural landscape setting whilst maximising views over the treetop canopies towards the Lane Cove River. The contemporary 18 at Chatswood is a 7-storey building comprising of an exclusive selection of one and two-bedroom apartments and three-bedroom penthouses, privately situated in a lush cul-de-sac.
Novati Constructions’ inspiration for the building design was based on the site’s specific conditions, orientation and existing neighbours. As its topographic condition is located in a gully, the building and landscape needed to relate to the neighbourhood’s bushland environment, maintain privacy and amenity to neighbouring properties, incorporate solar access while also accommodating for stormwater and overland flow prevalent on the site.

Giving the residential building a modern and warm vibe, Novati Constructions utilised a variety of finishes featuring a predominantly neutral palette. This included a mix of white render, charcoal grey render and metal, concrete look ExoTec Vero cladding and natural timber elements that all work together, resulting in a building which feels as if it were a natural extension of the surrounding bushland. The interiors of the apartments continue to reflect this natural aesthetic with oak timber floors, stone benchtops and mirrored splashbacks to create a relaxed modern Australian style.
A distinctive natural-looking curved silhouette has been created by the roof sloping down in the west-east direction which opens up the top level of units to expansive views of Chatswood High School. The roof’s height reduction towards the east resulted in a unique feature – internal curved ceiling in the two penthouses’ bedrooms and wet areas. Externally, the curved portion of the roof is finished off with durable Colorbond metal cladding.
The eastern façade’s large surfaces required a design that would reduce the bulk scale of the building while providing contrast against other building elements. James Hardie’s ExoTec Vero was used due to its easy and quick installation, low maintenance requirements and its aesthetically-pleasing attributes that resembled in-situ concrete. A keen eye was needed to ensure there was an alignment of screws on the board in both directions, but otherwise installing ExoTec Vero was a straightforward process.

ExoTec Vero makes the building visually appealing for residents and visitors of the local community,” says Anthony Melia, Project Manager of Novati Constructions.

In conjunction with ExoTec Vero, James Hardie’s RAB™ Board was selected for this project. “The combination of ExoTec Vero and RAB Board is a great system that is Building Code Australia (BCA) compliant for non-combustible façade elements and provides excellent weather resistance,” continues Melia. This resistance to harsh weather was reflected with the lack of water leaks during Sydney’s major storm period in February 2020.
RAB Board is lightweight and easy for sub-contractors to work with. “The time savings for the RAB board are not found at the beginning of the job but prior to installing the Exotec Vero as there is no going back to patch torn sarking. Once the ExoTec board has been installed its job is finished,” concludes Melia.

The multi-million-dollar development’s design seamlessly incorporates the natural environment with an urban overlay that weaves together the city with the waterfront.
Eye-catching angular pavilions feature throughout the parklands and are visible from the highway. The bright white structures provide shelter and play off the sunlight to offer visitors a unique view from every angle.
The light and playful designs are juxtaposed with a robust structural integrity making them prominent features of the parklands.

Thermal mass radiation is decreased with use of the fully sealed compressed fibre cement ExoTec panels while contributing to the successful execution of the sculptural value of the pavilions that provide shelter for visitors to the parklands.

Maintaining a high standard of finish

Brighton Secondary College has sought to deliver the highest standards of modern learning environments since 1955, and its new learning facility named the ‘da Vinci’ centre heralds the first stage of the entire campus redevelopment, delivering twenty-first century teaching and learning.
Led by award winning design and architecture practise, <a href="https://www.hayball.com.au/">Hayball Architecture</a>, the $5 million science, arts, technology and general learning facility was part of a staged program of dramatic changes to existing buildings needing refurbishment, and new developments following government grants in 2010.

Purpose-built for students in years seven and eight, the new learning environments include a focus on transition, growing student autonomy and self direction.
The ground level houses science laboratories connect to the schools refurbished technology and design centre, creating a multidisciplinary centre of excellence and resources for students. The second level centre includes four ultra modern science labs that open to external learning spaces, and indoor breakout study nooks with an upper level dedicated to learning and study areas for senior students.

The camera box design penetrates the north façade providing an external activated area that is protected from the elements. <a href="https://www.jameshardie.com.au/productrange/exotec-panel-&-system">James Hardie’s ExoTecTM </a>cladding in primary colours make a striking contribution to the outdoor learning area and supported the overall design intent.
The site’s north-south orientation meant the original classrooms had been exhaustingly hot. Hayball overcame this aspect by using deeply recessed windows with performance glazing and angled external fins, while the use of ExoTec allowed calculated articulation of the buildings form to play with the shadows to keep the hot sun out, without sacrificing light and views.
The modulation of panels and critical datum points of the ExoTec product allowed the design to be carried out both internally and externally, while acute angles contrast the obtuse linear panelling to create an external outdoor learning space.<img src="//images.contentful.com/rg5y8r6t6cjr/4OPb0Yz9Gs1TEQv9lc6QI2/8c61d48d27368118efaa907f54582fdb/20190823_JH_BrightonSC_014_PRINT.jpg" alt="20190823 JH BrightonSC 014 PRINT" />

Designed to encourage autonomy and self-facilitated learning, the project was welcomed by students, parents, teachers particularly Principal Julie Podbury, who had been campaigning for government grants to redevelop the site since her appointment in 1996.

Incorporating Rigid Air Barriers as the Foundation of Modern Facade Design (Whitepaper)

<h2 id="introduction">INTRODUCTION</h2>
Good façade design plays a critical role in high performing Australian buildings – from managing condensation and preventing water penetration, to resisting the spread of fire on the exterior of buildings. In today’s market, a variety of cladding materials are available, including fibre cement, terracotta and zinc to name a few, giving architects and builders significant design flexibility. However, despite the range of solutions on the market, traditional façade design and installation methods have been falling short in some key areas.
According to a 2019 study by Deakin University in conjunction with Griffith University and other research partners, building defects relating to components of external wall systems, specifically the building fabric and <a href="https://www.jameshardie.com.au/categories/cladding">exterior cladding</a>, are common across the country.[i] The study analysed 2012 building defect reports across multiple states, finding that 33% of issues were related to water penetration and moisture caused by non-compliant or poorly-fitted cladding, or ineffective waterproofing.[ii] According to recent industry reports, cladding defects related to fire performance are also rampant.[iii]
In Australia, new buildings are emerging that push the limits of architectural complexity, heights and beauty. The new architect designed Vincent Fire station is a standout construction in the heart of suburban Perth featuring an eye-catching fiery exterior that houses state-of-the-art facilities. The $19 million structure provides emergency services to Perth’s CBD and surrounds and was built as a response to the city’s flourishing population. Beautiful lines and simple shapes make the building’s street facing façade a dramatic feature that captures the gaze of onlookers. This unique finish was achieved by utilising Bisschops Panel cladding with James Hardie <a href="https://www.jameshardie.com.au/productrange/exotec-panel-&-system">ExoTec™ façade panel and fixing system</a> as its substrate. Express jointed cladding system Bisschops Panel with James Hardie ExoTec™ façade panel and fixing systemsubstrate was selected by the architect as it offered a solution that met all their needs. “Pre-finished Bischopps Panel was approved due to its many benefits including its 15 year warranty, easy cleaning, graffiti resistance and ease of installation utilising the James Hardie D3 1000 Fixing System,” says Michael West of Oldfield Knott Architects
Having a high quality, easy to install product often comes at the cost of style but Commarc Industries say design principles were not compromised with the adoption of ExoTec™ façade panel and fixing system as panels come in a variety of sizes and thicknesses and can be custom cut for optimal visual impact, creating a clean stylish finish which is resilient to the harshest of climates.
Michael continues, “Utilising a prefinished product such as Bisschops Panel allowed for a clean uniformed finish.”
The build was completed in March 2018 with West Australian Emergency Services Minister Fran Logan officially opening the fiery faced facility mid-May.
