<p><strong>This residential project looked towards Hardie™ fibre cement products to add a modern extension to an old period house to transform the way the homeowners lived.</strong></p>
<p>The brief to builder Peter Johnstone from <a href="http://drakebuild.com.au/">DrakeBuild</a> was to build a modern extension on an old period home to make a beautiful, functional family home that offered space for entertainment and to accommodate family living. Adding visual interest to the outdoor space was also high on the homeowner’s wish list, as the new exterior walls formed the backdrop to the outdoor entertainment space. </p>
<p>In a considered approach, a tired 1930’s Californian Bungalow has been revitalised to retain the heritage front of the home and a new modernised extension to the rear, in what is now a ‘forever home’.</p>

<p>In building the modern extension, the exterior building material was key to the successful integration of the original home and the new extension.  In contrast to the heritage front façade, <a href="https://www.jameshardie.com.au/productrange/categories/cladding/scyon-stria-cladding">Stria™ Cladding</a> by James Hardie with its deep grooves and strong vertical lines introduced design versatility and contemporary looks to the addition. </p>
<p>“To bring to life the contemporary style it was a unanimous decision by the homeowner and architect, Lyndall Williams of <a href="https://www.my-architect.com.au/">My Architect</a>, that Stria™ Cladding was used on the home. From a builder’s perspective, we always use Hardie™ products when it comes to <a href="https://www.jameshardie.com.au/fibre-cement">fibre cement cladding</a>, as it’s a superior product to anything else on the market and provides building cost efficiencies,” says Peter. </p>

<p>“Using Stria™ Cladding 405mm provided extensive benefits not only to the homeowner in regards to design possibilities and long term durability, but also to the building team in terms of ease of use and speed to complete the project and let the homeowners enjoy their new house,” says Peter.</p>

  <p>“Speed of building is always a consideration as homeowners are keen to move in and start living. Using Stria™ Cladding streamlined the build, allowing for a more efficient installation and enabled us to stay on schedule and budget,” Peter explains. </p>

<p>Peter notes that it only took two workers a few days to install all the Stria™ Cladding. “From a business perspective the ease of installation is such a huge advantage. The wide cladding sheets cover more area, making installation quicker, and the ‘secret fixing’ with screws being hidden behind the overlapping sheets, means there’s no holes for the painters to have to fill. Additionally, each panel comes pre-sealed and can be finished simply with two coats of paint in any colour of choice, offering additional time savings with painters. It’s a smart business choice to use a product such as Stria.”</p>
<p>“Using Hardie™ products and accessories makes the job quicker, as they all work together hand in hand.  On this project we used Stria™ aluminium internal and external corner flashings, Hardie™ Blade, Hardie™ Drive Screws and Hardie™ Joint Sealant.” </p>
<p>Assisting with the build being on time and on budget was local hardware provider, <a href="https://www.parkroad.net.au/">Park Road Timber</a>, who has worked with DrakeBuild for over ten years.  Peter says, “Having a reliable supplier is imperative.  As part of our team, we really rely on them to educate us on new products on the market as well as sourcing building materials for each project so there are no delays. My rep, Anthony Stephens goes above and beyond to assist us.”</p>
<p>“This project was extremely satisfying,” says Peter. “The homeowner’s respect for the bungalow’s past and desire for a modern extension, sees a marriage of styles. The homeowner is thrilled with how the project turned out.  I love the rear extension, the high ceilings that flowed through to the outside eave that is also lined with <a href="https://www.jameshardie.com.au/productrange/categories/cladding/scyon-stria-cladding">Stria™ Cladding</a>. Stria™ Cladding allowed us to achieve the <a href="https://www.jameshardie.com.au/modern-look">modern look</a> extension the client was after, as well as, importantly, saving us time and money on the project.”</p>
<p>Peter concludes, “Everything came together perfectly and I really think we not only met but exceeded the brief. With its modern building materials and systems, James Hardie shows how great planning and product can lead to a great business proposition as well.</p>

Ground floor extensions are twice as common as upper floor additions.

Pushing out works only if there’s available yard space. Floor space can be added starting with a slab on flat ground or on pilings on a sloping site. Fibre cement cladding is on-frame allowing the construction of high performance walls with a width of just 100mm saving up to 130mm of floor space compared with brick veneer cladding which needs to sit on a slab.

You don’t have to renovate with the same style or materials as your home was originally designed for. Who want’s more small, stuffy and dark rooms? It’s common to have renovation additions done in a modern materials and in a contemporary style which encourages light, breeze, open plan living and alfresco dining areas. While the front of the home may have a heritage feel the back can be in a modern style. James Hardie cladding products on-frame which prompts opportunities for a modern design. While it’s important not to over-capitalize, you should consider the needs of your family over resale value. Renovate your home so it’s a sanctuary. A safe and warm space to rejuvenate from a busy modern life. Make a place you love to come home to and include some design variation. Building the same as everyone else can actually hurt the resale value.

 California Dreaming: How a modern extension redefined increased space and indoor-outdoor living for this California Bungalow

<h2 id="themakingsofadreammodernhome">THE MAKINGS OF A DREAM MODERN HOME</h2>
<p>For Anita and her husband, the purchase of this characterful 1930s California Bungalow in the Melbourne suburb of Bentleigh revealed itself as an opportunity to build a dream home that was as faithful to its history as it would be speaking to modern family living for generations to come. </p>

<p>As the driving force behind the renovation, Anita took the time to find not just a home in the right location but one that she could instantly connect with in realising its full design potential and possibilities. </p>
<p>Anita explains, “I had a checklist. It had to be a certain size, a certain location, and have good bones. And I had a gut feeling. I knew when I walked straight in. I knew what I wanted. Open planned, with a high and raked ceiling”. For Anita, it had all the ingredients for an open and light-filled modern family home, a space where indoor and outdoor living could seamlessly flow. </p>
<h2 id="anuncompromisingvision">AN UNCOMPROMISING VISION</h2>
<p>From the very start, Anita had the clearest of visions for what she wanted to create and she also knew precisely how she would achieve it. For Anita, there would be no compromises when it came to creating this lifestyle-enhancing modern extension, especially with the choice of materials to make it possible. </p>

I’ve used it before on my last home– right on the coast and it gets battered by nature. I knew it was durable. And I love the wide-board profile”.</p>

<p>With a clear brief on material choice for the main feature– the asymmetric, raked ceiling and connection of the indoor living area to the backyard, Anita engaged the services of architect Lyndall Williams of My Architect. Together, they created a space that would be her expression of a dream modern home, while at the same time, keeping the façade of the bungalow faithful to its original 1930s period. Anita explains, “I was very keen to find a period house and restore it, protecting it for the future”. She continues, “but I really wanted something different to distinguish the front of the house to the rear of the house”.  And different by design it was.</p>

<p>Amongst the mix of bold and subtle design cues found throughout the house is Anita’s intentional juxtaposition between the front façade and rear extension. Her transition from horizontal weatherboards to vertical lines at the back of the house added a sense of increased space and the projected feeling of height to the open ceiling and living areas. Anita explains, “The original weatherboards were horizontal, and I really wanted something vertical and different to distinguish between the front part and the back of the home”. This was a simple design statement brought on by Anita’s respect for the Bungalow’s past and desire for a modern extension, one that was made possible thanks to the versatility and application flexibility of Stria™ Cladding. </p>

  <p>She continues, “Having worked with the product before helped to nail what I wanted the end result to look like. My familiarity and experience with Stria™ Cladding really informed how the design would come about. I was able to achieve the angles and shapes I wanted for the whole back extension”. For Anita, it was an opportunity to let this California Bungalow back extension follow a new rhythm without the durability issues of timber or associated weight worries of masonry. </p>

<h2 id="backyourself">BACK YOURSELF</h2>
<p>Anita’s journey started with a feeling. A feeling of wanting to create a home that ushered in all the emotions found within a space that’s open, family-focused, and full of that wow factor. And while being armed with an understanding of the materiality and affordability of what she was working with appears to have given her greater confidence in the design process, it’s something Anita believes is possible for anyone looking to build new or renovate. </p>
<p>Speaking from experience with this project and others via her business <a href="https://www.instagram.com/mana.projects/">@mana.projects</a>, Anita has three simple, yet fundamental rules she believes everyone should follow:  </p>
<ol>
<li><p>Be clear on your vision. When it comes to design inspiration, we are spoilt for choice. With the advent of social media and online design resources, you can instantly create the space and lifestyle you want through visual mood boards. Your architect and builder will thank you for it, especially during the initial design phase when it is critical that they understand your brief and vision.</p></li>
<li><p>Speaking of architects and builders, it’s important they share your passion for the project and that the working relationship is built on trust. While things might not always go to plan, make sure you find people you can are comfortable having tough conversation with and a team that have a good communication style. It’s all about relationships and having an open dialogue.</p></li>
<li><p>Budget does come into it. Speak to your builder, but also do some research yourself. Understand what materials are available and the pros and cons to each of them. And remember, when selecting the right material or product for your project, consider things beyond just how they look. Think durability, maintenance and ultimately how the application of the product adds to your home and your lifestyle.  </p></li>

Country meets coast: What’s behind Natalee Bowen’s Toodyay Farmhouse?

<p>In the tucked-away town of Toodyay in Western Australia’s Wheatbelt region, there’s an old 1860s farmhouse defining a new look: the <a href="https://www.jameshardie.com.au/looks/hamptons/australian-hamptons">Australian Hamptons home</a>. Renovated by internationally renowned Natalee Bowen – of <a href="https://indahisland.com/">Indah Island</a> fame – this remarkable property perfectly marries country and coast for a home like no other.</p>
<p>Here, Natalee shares her insights on what made this transformation so special – from the façade to the feel, the colours to the products used. Let’s find out what makes this farmhouse so special.</p>

<h2 id="findingahomefortheaustralianhamptonslook">FINDING A HOME FOR THE AUSTRALIAN HAMPTONS LOOK</h2>
<p>A 19th century farmhouse set in the remote West Australian Wheatbelt region is probably the last place you’d expect to find a defining style of home. But that’s exactly what you get from the phenomenal <a href="https://www.jameshardie.com.au/blog/defining-australian-hamptons-natalee-bowens-toodyay-farm-renovation/">Toodyay Farmhouse</a>.</p>
<p>Turning a rundown building into a house that truly feels like a home is challenging at the best of times. Luckily, the farmhouse once belonged to the great grandfather of Natalee Bowen’s husband – and Natalee was the perfect design expert for such a massive renovation project.</p>

  <p><em>“We wanted to keep this build quite simple and structured, while at the same time highlighting things like the beautiful vaulted ceiling and feature walls,” Natalee says. “Paying homage back to the original building was always forefront in our minds.”</em></p>
</blockquote>
<p>As arguably Australia’s foremost Hamptons expert, it’s unsurprising that Natalee chose to incorporate many of those classic elements into her farmhouse build – but with an Australian twist. Incorporating details such as a wide veranda and large open windows that highlight the magnificent view really made this space feel like home. </p>

<h2 id="thefaadeandthecolours">THE FAÇADE AND THE COLOURS</h2>
<p>What makes this renovation so unique is the differences Natalee incorporated between the <a href="https://www.jameshardie.com.au/looks/hamptons/traditional-hamptons">traditional American Hamptons</a> style and her own spin on Australian Hamptons. It all starts with the façade.</p>

  <li><p>“The way that we’ve imported what we used as a shingle – in contrast to the classic American home – is the <a href="https://www.jameshardie.com.au/productrange/categories/cladding/scyon-linea-weatherboard">Linea™ Weatherboard</a>,” Natalee says. “It has that beautiful weatherboard look with streamlined elegance, but it’s more durable than an American wood shingle that’s typically aged to be grey.”

  The colourways of a Hamptons-style home in Australia are also moving beyond the standard derivative tones – and for Natalee’s Toodyay reno, she took that idea to the next level.</p></li>
  <li><p>“The Australian Hamptons look now incorporates colours that are quite out there,” she says. “Dark colours like navy and black contrast against whites – it’s quite a heavy approach to the colourways rather than the softer American approach of greys and soft blues.”*</p></li>

<p>Compounding the differences of an Australian Hamptons look, the Toodyay Farmhouse delivers a striking Queenslander vibe thanks to its open-air, wrap-around verandah that draws the eye towards massive floor-to-ceiling windows. Chippendale balustrades stand out against a colour palette that mixes Hamptons with Boho. Then there are additions like the simple large gables and charming verandah seating that really makes this build feel like home.</p>

Extended Again. What does the HomeBuilder package mean for you?

<h2 id="homebuilderconstructioncommencement12monthextension">HOMEBUILDER CONSTRUCTION COMMENCEMENT 12 MONTH EXTENSION.</h2>
<p>HomeBuilder received a huge number of applications, some 121,000, before it concluded on 31st March 2021. Treasurer Josh Frydenberg commented that the HomeBuilder stimulus would cost the government $2.5 billion but helped tip $30 billion into Australia’s construction sector.</p>
<p>The Australian Bureau of Statistics said that since the start of HomeBuilder in June 2020 private house approvals have risen 70 percent.</p>
<p>However, the Housing Industry Association says its members are reporting shortages overseas products, labour constraints and delays in planning and finance approvals. All of which are making commencement difficult, and stressful within the required time frame.</p>
<p>Thankfully, the Federal Government has decided to extend the construction commencement requirement for all applicants from six months to 18 months from when the eligible contract was signed.</p>

<h2 id="homebuilderhasbeenextendedby3monthsbuttherearechanges">HOMEBUILDER HAS BEEN EXTENDED BY 3 MONTHS. BUT THERE ARE CHANGES.</h2>
<p>The Federal Government has just extended the Home Builder package for another three months, but at a lower rate, and has adjusted the price cap on new homes in NSW and Victoria.</p>
<p>The extension of Home builder will allow even more Australians to be able to buy a home and renovate their home, than otherwise would have been possible. This will support the building industry and the Australian economy into 2021 and beyond. The industry had predicted a significant drop in housing demand when the HomeBuilder projects finished.</p>
<p>So far total applications to HomeBuilder as at 20 November were 19,180 New builds and 4,697 substantial renovations, totaling 23,877 building projects. The state that has made the most of the grant has been Victoria with 7,636 total applications, compared to Queensland at 5,954 and NSW at 4,350.</p>
<p>Key changes to the home builder package are:</p>
<ul>
<li>A grant of $25,000 has been replaced by $15,000 for contacts signed between 1 January and 31 March 2021.</li>
<li>An extended deadline for both grants up to 14 April 2021.</li>
<li>An extension to the construction commencement time frame from 3 to 6 months (this is being backdated to all contracts from 4 June 2020.</li>
<li>An increase in the property price cap for new build contracts in NSW to $950,000 and in Victoria to $850,000.</li>
</ul>

<p>In an effort to stimulate the construction sector as well as the economy at large, the Australian Government recently unveiled the HomeBuilder scheme. The package will provide eligible singles and couples with a one-time grant of $25,000 towards building a new home or doing a substantial renovation, such as an extension, to their current property. In other words, the government is offering to contribute 10 square meters to the size of your home, given that the average cost per square meter for a renovation is around $2500 per square meter. But how can you take advantage of this scheme and what are the best renovation ideas to add ‘livability’ to your home and ensure you’re making the most of the grant? Let’s explore!</p>

<h2 id="whatisthehomebuilderpackage">What is the HomeBuilder package?</h2>
<p>The HomeBuilder package is designed to restart the residential construction sector while saving jobs for tradies and propping up small businesses. It follows fears that the recent recession and worsening economic effects of COVID-19 will severely impact the volume of builds that builders have in the pipeline. Speaking to the press, the Prime Minister stated that without intervention, he predicted some 30,000 homes won’t get built beyond September. As a result, the Morrison Government announced $688 million will be placed into the  HomeBuilder scheme. It’s hoped that this scheme will help eligible Australians put their $25,000 towards new builds or substantial renovations — with the potential to restore up to 27,520 projects across the country in the second half of 2020.</p>
<h2 id="whoiseligibleforhomebuilder">Who is eligible for HomeBuilder?</h2>
<p>Just like the Government’s recent JobKeeper and JobSeeker schemes, there are a number of requirements that homeowners will need to meet in order to receive the $25,000 injection. This means you must be:</p>
<ul>
<li>An adult Australian citizen</li>
<li>A current or prospective owner-occupier. HomeBuilder is not available to investors.</li>
<li>A natural person, not a company or trust.</li>
<li>Earning $125,000 per annum or less for singles, or under $200,000 per annum for couples (based on your last tax return, which can’t be earlier than FY18–19).</li>
</ul>
<p>This is positive news for most Australians, as the income grade means around 90% of Australians currently earn below the cut-off amount, opening the package up to far more people.</p>
<h2 id="whatarethestipulationsonthecontractside">What are the stipulations on the contract side?</h2>
<p>There are certain requirements that the HomeBuilder contract must meet in order for the grant to accessible. These contractual requirements are important for both the client and the builder to understand:</p>
<h2 id="timelimits">Time-limits:</h2>
<ul>
<li>There is a time limit to this package — eligible participants need to enter into a contract (building or renovating) before the end of the year, 31 December 2020. Construction must then begin within three months of signing the contract. So if you’re interested and you’re eligible, you need to start planning what you want your renovation to achieve now.</li>
</ul>
<h2 id="financialrequirements">Financial requirements:</h2>
<ul>
<li>If buying a house and land it must not exceed $750,000.</li>
<li>Renovators must spend a minimum of $150,000 and maximum of $750,000 on a project, with their home’s value not being higher than $1.5 million at the time renovations begin.</li>
</ul>
<h2 id="livability">Livability:</h2>
<ul>
<li>Renovations need to improve the accessibility, safety or livability of your property.</li>
<li>You can’t use the $25,000 towards a tennis court, pool, spa, sauna, shed, studio, granny flat or garage, for example. However, you can put it towards adding an upper floor on your property, or use it for any ground-floor extensions to give your home a more open-plan feel.</li>
</ul>
<h2 id="thebuilder">The builder:</h2>
<ul>
<li>All renovations must, of course, be carried out by a registered and licensed building service contractor.</li>
<li>Your contract must be considered a fair market price — meaning you cannot ask a builder to increase their prices to meet the minimum threshold of $150,000.</li>
<li>You should not have any special relationship with your builder, such as being related.</li>
</ul>
<h2 id="wheresthebestplacetousethescheme">Where’s the best place to use the scheme?</h2>
<p>That depends on a number of factors. It’s important to remember that if you’re looking to renovate your home, the value of those renovations must not exceed $750,000. Moreover, your residence must not be valued at or above $1.5 million before the renovations begin. That might be a challenge for those living in the inner suburbs and affluent areas of major cities like Sydney and Melbourne, but outside of that, it’s not overly restrictive. That means you won’t need to travel out to country areas to find value in the HomeBuilder scheme. Rather, if you are looking to build a new home, you’ll need to make sure the new-home build and the land is no more than $750,000 combined. While this may be difficult if you want to live very close to the CBD, it’s certainly not impossible.</p>

Defining Australian Hamptons. Natalee Bowen’s Toodyay Farm Renovation

<h2 id="neverhastherebeensuchaweightofexpectationonarenovation">NEVER HAS THERE BEEN SUCH A WEIGHT OF EXPECTATION ON A RENOVATION.</h2>
<p>Natalee Bowen is arguably Australia’s foremost Hamptons expert. Her business <a href="https://indahisland.com/">Indah Island</a> has her flying around Australia, and often the globe, consulting on Hamptons renovations and new builds. Her previous home in Mindarie (below), north of Perth WA, was an incredible transformation from soul-less rendered brick McMansion to an elegant waterside Hamptons home which graced the pages of many magazines and websites.</p>

<p>The expectation on her new renovation is that it will raise the bar beyond her last home. A hard act to follow. It will also showcase Natalee’s talents to future clients, many of whom have high standards and even higher budgets. It will also guide Indah Island’s 170+ thousand Instagram followers on how the <a href="https://www.jameshardie.com.au/looks/hamptons/australian-hamptons">Australian Hamptons style</a> is evolving.</p>
<p>The starting point, you’d think, would be in a jaw-dropping coastal location with uninterrupted views, right? Not exactly. Located 85 kilometers inland from Perth, in the small wheat belt town of Toodyay, it certainly has uninterrupted views. But the tiny, dilapidated farmhouse built in 1860 by the great grandfather of Natalee’s husband Mark oozed with challenges rather than charm.</p>
<p>This begs the question; how can a Hamptons house be located here? Natalee explains that New York’s Long Island has historically been a farming community. It was only in the last 30 to 40 years that celebrities from Manhattan, just an hour and a half drive away, started building coastal retreats and holiday homes on the beaches in the farmhouse style.</p>

<p>Australian’s love the <a href="https://www.jameshardie.com.au/hamptons-look">Hamptons style</a>. It’s charming, enduring and suits our climate and easy-going lifestyle. &nbsp;In fact, there may well be more Hamptons style homes in Australia than there is in the Hamptons in New York.</p>
<p>One of the first things you’ll notice about Natalee’s Toodyay house is the wrap around veranda which is more reminiscent of a Queenslander house than a Hamptons house. Both styles have colonial origins which helps the styles blend nicely. To bring back the Hamptons feel Natalee has added crucial details to each of the gables book-ending the original home. Lift your gaze above the veranda and you’ll see a beautiful white painted arbor above the large bank of colonial bar windows. Further up, the gables are detailed with <a href="https://www.jameshardie.com.au/productrange/categories/cladding/scyon-linea-weatherboard">Linea™ Weatherboards</a>, eaves returns and a large round gable vents.</p>

<p>The veranda posts have also be detailed and there are 4 beautiful balustrades in a diagonal Chippendale style, similar to the ones Natalee used in her Mindarie renovation. The ceiling of the wide veranda is nicely detailed James Hardie’s <a href="https://www.jameshardie.com.au/productrange/categories/cladding/scyon-axon-cladding">Axon™ Cladding</a> sheets for the vertical joint timber look.</p>
<p><a href="https://www.jameshardie.com.au/looks/hamptons/traditional-hamptons">Traditional Hamptons</a> houses have complex roof lines with many more ridge lines and gables. They typically use shingles or asphalt roofing material. Australian Hamptons house designs combine gables with the very Australian look of corrugated iron by way of Colorbond roofing.</p>

An important factor given a fire swept through in 2012 destroying the outlying sheds and damaging the old house. Like the cavity insulation, HardieBreak dramatically reduces the transfer of temperature from the external wall surface to the internal walls to keep the occupants comfortable during the cold nights and hot days experienced in this location.</p>

<p>When it came to colour Natalee experimented with 5 colorways. There’s a lot of emerging variation in Hamptons house paint colours in Australia beyond the conventional neutrals and contrasting white trims. We’re seeing more earthy colours and a boho style emerging in places like Byron Bay. In urban areas like Sydney we’re seeing contemporary colour combinations like dark grey Monument paint on <a href="https://www.jameshardie.com.au/productrange/categories/cladding/scyon-linea-weatherboard">Linea™ Weatherboards</a> with contrasting white trims. Or even the reverse. Crisp white fibre cement weatherboards with dark grey or black <a href="https://www.jameshardie.com.au/applications/trims">trims</a>.</p>
<p>Natalee spent 2 weeks testing colours with 2 meter long colour swatches in every lighting scenario. That’s every time of day in every type of weather. After that Natalee confidently chose on Dulux Milton Moon paint. With so many <a href="https://www.jameshardie.com.au/productrange/categories/cladding/scyon-linea-weatherboard">Linea™ Weatherboards</a> to paint, it’s not something you want to do twice. You can’t just pick the greys which are popular. Grey is really reflective and you have to find out what works where you are. Milton Moon on the fibre cement weatherboards worked perfectly with the Colorbond roof in Surfmist and the architraves which are painted in Dulux Lexicon quarter for the right amount of contrast.</p>

<h2 id="frommodestfarmhousetohavingtwopavilionswith8meterhighvaultedceilings">FROM MODEST FARMHOUSE TO HAVING TWO PAVILIONS WITH 8 METER-HIGH VAULTED CEILINGS.</h2>
<p>The Hamtpons style is all about grandeur and luxury. Of course, the size of this house had to be huge. It had to make a statement. Believe it or not, the design was determined by the furniture placement and the must-have windows and door combination.</p>
<p>The floor plan is based on the size of the furniture and the kitchen in the left pavilion. This is then matched in the right pavilion to keep the immaculate Hamptons façade symmetrical. Natalee wanted a row of particular French doors leading out on to the exquisitely styled veranda. The veranda, while providing shade also blocked light or the interior. So above the French doors, and veranda are the transom windows which flood the interior with light. That’s why the ceiling is 8 meters high. This is also allows the right hand pavilion to accommodate a mezzanine level.</p>
<p>The ceiling height is breath-taking. It’s detailed with <a href="https://www.jameshardie.com.au/productrange/categories/interior-linings/hardiegroove-lining">Hardie™ Groove Lining</a> vertical groove panels. Hanging down in the centre of the main living area is an amazing one meter-wide pendant light, which probably isn’t that common in the little town of Toodyay.</p>
