High-rise apartments framing Adelaide’s city skyline

Luxury living in the heart of Adelaide’s CBD is the cornerstone of the $70 million Central Adelaide Apartments residential complex.

Architect Brown Falconer’s design boasts 266 apartments with features such as a stunning sky garden with mini golf and infinity sky pool that provide residents opportunities for socialising and an active lifestyle
The ultra-modern 18-storey building’s floor to ceiling window façade is framed by custom coloured cladding that pulls together its unique design.
Award winning cladding and roofing specialists SA Construct met the challenge of balancing a tight turnaround, quick safe installation and water proofing standards without compromising on the building’s aesthetics with James Hardie’s ExoTec™ façade panel and fixing system 9mm cladding for the building’s facade.

“Being an 18-storey building waterproofing was a concern but with ExoTec being a sealed system it was always going to be the best choice of cladding. Of all the options, it was the most visual and had the quickest install time which ultimately led to cost savings,”says Jarrad Morgan, Director SA Construct.”

CAA3-img1-600x400 The sheer scale of the building meant a lot of areas were only accessible by abseiling, this called for materials that could be cut in a workshop off site for a quick and safe installation
The ExoTec cladding range has been especially developed and designed to be installed on the face of a building but can also be used in an eave, soffit and fascia. The durable and low-maintenance product allows for easy customisation to suit diverse designs with a range of decorative paint finishes and panel patterns with either exposed or concealed screw heads.

Jarrad continues, “ExoTec is definitely one of the easier products to install. Each floor was sheeted using full vertical sheets and painted on site, and there is no lead time with the materials.”

“ExoTec is a relatively fast system and we get the majority of the sheets cut in our workshop on the wall saws, so the install time on site is reduced dramatically. Sheeting up the building as it’s still getting built would have to be the most rewarding aspect.”

“I highly recommend the ExoTec product, the system is well designed and both easy to learn and teach,” concludes Jarrad.
