Breaking spatial boundaries with the New Hampshire 33

When you picture a 10-metre-wide block of land, one of the last words that probably comes to mind is ‘spacious’. After all, how could you possibly create a home that’s full of light and has plenty of floor space on such a narrow lot?

For many builders the task would be impossible, but Coral Homes has broken spatial boundaries with its outstanding New Hampshire 33 build in Broadbeach Waters. With James Hardie™ products like Linea™ Weatherboard being a key element of the design and build processes, Coral Homes was able to leverage smart building practices to reclaim space Linea™ Weatherboard allowed Coral Homes to eliminate the need for a 150mm cavity and brick work thanks to the space-saving nature of the weatherboards – compared to traditional builds with bricks that are thicker. It’s that extra edge that gives the New Hampshire 33 its remarkably spacious feel.

STARTING WITH SIZE IN MIND

Creativity is the name of the game for Coral Homes’ brand-new display home. The New Hampshire 33 started as a knock-down project to be transformed into a modern Hamptons-style home. With fibre-cement solutions central to the build, the Coral Homes team were confident enough to subdivide the land and build two displays each on their own narrow lot.

“We knew we had the capability to build two fantastic display homes on a subdivided lot of land, but what really mattered most to us was creating a sense of spaciousness – even on a narrow lot. We decided to use James Hardie’s fibre-cement products because of how well they complemented the Hamptons design style, their durability and quality, and their space-saving qualities that helped the New Hampshire 33 truly make the most of its size,” says Steve Foley, Coral Homes’ CEO.

The coastal charm of Broadbeach Waters is a drawcard for many potential homeowners, but in such a family-friendly neighbourhood it’s not uncommon for buyers to seek out larger land sizes. That’s why the New Hampshire 33 is such an outlier – on just a 10-metre-wide block, Coral Homes has been able to design and build a four- bedroom, 2.5-bathroom home with an incredible three living spaces spread across two storeys. There’s even enough room for a double garage.

The project features Linea™ Weatherboard, oversized windows and double doors leading to an alfresco area and all aspects of the home work in harmony to create the Hampton’s aesthetic we know and love.

A CLEVER FLOOR PLAN IS THE FOUNDATION

Unlike many properties that are built on small packages of land, the New Hampshire 33 was designed with a clever floor plan that focuses on two key elements: liveability and plenty of storage space.

Walk inside and you’ll instantly notice an open-plan living design that provides a generous indoor-outdoor flow, exuding the classic Hamptons style. The kitchen is elegant and charming, while upstairs you’ll find three generous-sized bedrooms, plenty of walk-in storage and one of three living rooms. Space at the New Hampshire 33 is in huge supply.

CRAFTING A STYLISH DESIGN FOR THE NEW HAMPSHIRE 33

Drive by the Coral Homes on display village at Broadbeach Waters and you’ll be met with a pair of quintessential Hamptons-style properties. What sets off the exterior is the stunning façade – with Coral Homes using Linea™ Weatherboard for its durability as well as its visual appeal.

By using James Hardie products throughout the New Hampshire 33 build, Coral Homes were able to create a space that feels consistent; Linea™ Weatherboard is used on the exterior, on planter boxes, and two panel feature walls.

Inside you’ll find a splash of classic panelling in the master bedroom, the perfect way to match the Hamptons exterior. Hardie™ Groove Lining provides an elegant feature wall of soft blue that acts as a striking contrast to the neutral palette flowing into the master ensuite.

“When we decided to build the Hamptons homes at Broadbeach Waters, I immediately knew I wanted to use James Hardie cladding on the façade. We use their products on all our Hamptons homes because of their quality, durability and visual appeal. We also included a James Hardie deck and two James Hardie feature walls throughout the home. The repetition of the James Hardie materials ensured the Hamptons aesthetic was consistent and well connected.” says Angela Haughton, Coral Homes’ National Display & Design Manager.

A home should also be for entertaining, which is why the main living area opens out onto a stylish outdoor deck and plunge pool, with the canal right at your back door.

The deck itself is Hardie™ Deck, which is the ideal choice for coastal living. Made from premium fibre cement, it’s an attractive, durable decking solution that doesn’t require the high maintenance of a traditional timber deck. It also looks fantastic in a variety of colours, with owners able to paint their deck to match their specific Hamptons style.
